Impressive and welcoming, Villa Giulio is the result of the total restoration of this former hunting lodge of the lords of Castello di Proceno, few miles away. Sitting on a hillside in the middle of an area dear to the Etruscans, the house looks out over a vast sweep of Tuscan countryside, where vestiges of Etruscan culture still exist.  About a 5 minute drive from the house is a village with a grocery store and a typical trattoria inside the medieval walls, while just a few steps outside in a newer area is, quite unexpectedly, a Michelin starred restaurant.

Villa Giulio has 2 full floors with high ceilings and 400 sq meters of living area (about 4,400 sq.ft). On the ground floor is a very large living room with fireplace, a fully equipped kitchen, a breakfast room, a bathroom with shower for the disabled, and adjacent to the dining room, doors open outside to a wide covered portico with fireplace, barbecue and large dining table. Also on the ground floor is a separate 1-bedroom apartment with study, bathroom with shower, and dining room with a small kitchen.

Stairs lead from the entrance hall to the upper floor; there’s a lounge with a large fireplace, 3 double bedrooms, 1 twin bedroom that can be made into a double, a study with a mezzanine floor with 2 single beds suitable for children, and 4 bathrooms from which 2 have a bath and 2 have a shower.

The house is impeccably furnished and offers a series of amenities. The bathrooms includes bidets and hair dryers. Each bedroom has a combination safe for guests’ use, and all windows have mosquito screens.  There is also a washing machine at the back near the kitchen.

A short walk up a few steps and thru a grove of trees takes you to the private 6 x 12 meter swimming pool. At the end of the pool is a covered terrace, a changing room cabana and an outdoor shower. There’s also a delightful table and seats under the trees. A separate storage building by the entry gate holds the garden furniture in the winter.

The property is surrounded by 5 acres (2 hectares) of fenced-in grounds and is reached by a 5-minute drive along a 2-mile dirt track from the village of Trevinano on the border of Tuscany and Lazio.

San Casciano dei Bagni with all shops and facilities is at 10 kms, Acquapendente is at 15 kms, Proceno is at 17 kms, Chiusi and its Etruscan museum is at 25 kms, Pienza is at 35 kms, Siena is at 80 kms, Firenze is at 120 kms and Rome is at 140 kms.

The house has a maid that cleans two times weekly. Dinners and lunch can be provided on request. Dogs are accepted at small extra cost. Gas is payable on consumption during heating season together with firewood.

The owner of the villa has a restaurant and a cooking school where guests can learn in English the secrets of authentic Italian cuisine. Courses are held on request, and offer a splendid chance to immerse oneself in the unique lifestyle and hospitality of a 1000 year old little village grown around its Castle while learning to prepare a full menu of dishes typical to this region called Tuscia, with wine appreciation and to how best combine food and wine.

Breakage deposit paid in cash € 500 on arrival is refundable on departure
